The Martin Luther King Jr. School Construction Project

The Cambridge Public Schools’ Innovation Agenda will result in the creation of four new upper school campuses serving students in grades 6 to 8. The Martin Luther King Jr. School located at 100 Putnam Avenue, Cambridge, will be the first school to be redesigned to include a JK-5 Program, an Upper School Program, Community School and Afterschool programs.

The City of Cambridge has contracted with Perkins Eastman to perform Schematic Design, Design Development, Construction Document and Construction Administration services for the project. The City of Cambridge has also contracted with CDM/Smith for Licensed Site Professional (LSP) and Geotechnical engineering services. The City has also contracted with Stephen Turner Inc. for Commissioning services.

During the Summer and early Fall the City of Cambridge reviewed submissions and interviewed four Construction Manager at Risk firms. The Rich-Caulfield Venture was highest rated by the selection committee and is presently under contract with the City of Cambridge to perform pre-construction services.

The scope of hazardous abatement work is presently being compiled by the Industrial Hygienist for incorporation with the early demolition scope of work for the CM at Risk contractor to bid.

A revised MLK Abatement and Demolition 3-week Schedule dated 9/9/13 has been added to the Project Schedule and Documents Tab. The schedule has been affected by additional abatement work that has been discovered in the existing building. The MLK overall abatement and demolition schedule is presently being revised and shall be posted to the website in the upcoming days. The anticipated delay to demolish remaining building structure is expected to be approximately 2 months in duration. The overall project schedule for occupancy of the school in September of 2015 is not impacted by this delay.

The City of Cambridge will hold a groundbreaking ceremony for Dr. Martin Luther King, Jr. Elementary School & Putnam Avenue Upper School Monday, June 17, at 12 p.m., 100 Putnam Ave.(rear), Cambridge.

Note on Directions/Parking: All attendees should access site from Kinnaird St. or Hayes St. only. Please do not use Magee St. As you enter the site, you shall be directed where to continue on foot and/or where to park your vehicle. As a reminder, this is an active construction site and you are asked to stay inside marked barriers for your safety.

The City’s Construction Manager at Risk, Rich-Caulfield MLK Venture, has entered into a contract with Costello Dismantling Company (CDC) of West Wareham, MA. CDC has subcontracted the abatement work to American Environmental Inc., of Holyoke, MA. CDC is a leader in the abatement and demolition field, and has performed many projects with American Environmental Inc. as their abatement subcontractor.

Some examples of recent CDC projects are included in the documents tab. CDC shall start mobilizing on site next week, a copy of their anticipated activities over that period are also provided in the documents tab. Further updates shall be posted when available.

Starting sometime the first week of February, the contractor will start to take over the site. These initial activities will include setting up site fencing, removing some site obstructions for delivery of trailers for the contractor and the City, and delivery and setup of these trailers. Residents shall receive a presentation of the anticipated abatement and demolition activities and schedule at the Community Meeting on Thursday, Feb. 7, from 6:00-7:30 p.m., at the Morse School, 40 Granite St., Cambridge.

The next Community Meeting will be held Thursday, Feb. 7, from 6:00 – 7:30 pm., at the Morse School, 40 Granite St., Cambridge.
There will be a presentation that will include introduction of the Construction Manager at Risk for the project and an update on the design and construction schedule.

Special Update November 28, 2012

Testing by our Environmental Consultants for hazardous building materials has identified asbestos, lead paint and PCBs in several building materials. This is not uncommon for this type of construction and the time period when this building was erected. These hazardous materials will be handled as required by federal and state regulation during demolition of the building for proper disposal. The testing has also identified PCBs in soil directly adjacent to the building as a result of these building materials. The City of Cambridge is taking precautionary measures at one location where PCBs in the soil was found based on the concentration level test results. This exterior area at the southwest corner of the gym near the loading dock is fenced off to make inaccessible and has been covered with polyethylene while the design team develop plans to remove the soils as part of the abatement and demolition of the building.
