Building Performance & Maintenance

The Building Performance & Maintenance team is a core area of the Capital Building Projects Department, working alongside the Design and Construction teams. 

Our focus is to help City-owned buildings operate reliably, efficiently, and as intended throughout their useful life. We collaborate with City departments to strengthen preventative maintenance efforts, evaluate building performance, improve facility data, and plan for future building needs. 

We also participate in the new construction and renovation projects from planning through completion. This collaboration brings an operations and maintenance perspective to each project, supporting long-term serviceability and a smooth transition into daily building use. 

 

Our Focus

  • Preventative Maintenance: Developing consistent maintenance programs to reduce unexpected equipment failures and to extend the life of building systems.

  • Building Performance: Reviewing and testing building systems to identify problems, improve operations, and help buildings perform as intended. 

  • Building Management: Expanding building management support to improve facility oversight, communication, and coordination across City departments. 

  • Facility Data and Tracking: Maintaining accurate equipment and building information in a centralized management system to track maintenance, identify trends, and support future planning. 

  • Capital Planning: Using building assessments, equipment conditions, and maintenance records to identify priorities and develop more accurate financial plans for repairs and replacements. 

 

Building a Stronger Foundation

The team is working with the Department of Public Works, Cambridge Public Schools, Department of Human Service Programs, public safety departments, and other City partners to improve how building systems are maintained and managed.

As these programs expand, the City will have better information to prevent problems, plan improvements, and make informed investments in its buildings. The goal is a more consistent and proactive approach that provides reliable facilities for the public while making responsible use of City resources.
